I would say it is a good mix of both. The flip I am working on right now I got off-market but have flipped many on-market houses also. It all depends on if the numbers work out.

With that being said a lot of properties that need work do not make it on the market and are sold off market. We will have a marketplace in the next couple of months where off-market properties will be listed. Be sure to check back.

And, it got me thinking about buying options. Do you and other successful investors purchase the majority of properties on-market (like Zillow) or off-market/wholesale?
